Our Mission

The Crystal in the Park Unit 2 Homeowners Association works to preserve and protect the shared interests of homeowners throughout Unit 2. Our focus is on responsible maintenance of Association areas, fair administration of community standards, sound financial management, and clear communication with homeowners.

Our goal is to help maintain the appearance, function, and long-term value of our neighborhood while ensuring that Association responsibilities are handled consistently and responsibly.

What We Maintain

The Association is responsible for maintaining several specific areas that serve or benefit Crystal in the Park Unit 2.

Lot 400 – Storm-Water Detention Area

One of the HOA’s primary responsibilities is Lot 400, which serves as a storm-water detention area for the benefit of Unit 2 property owners.

The Association is responsible for the general upkeep of the detention area, including vegetation, grounds maintenance, associated easements, and drainage-related conditions within the areas assigned to the HOA.

The storm-sewer pipe that crosses the detention pond is maintained by the City of Crystal Lake rather than the Homeowners Association.

Golf Course Road Landscape Easement

The Association also maintains the 10-foot landscape-screen easement located along Golf Course Road. Maintenance of this area helps preserve the appearance of the neighborhood and the landscape buffer intended for the community.

Sidewalk Areas

The HOA is also responsible for maintenance of certain sidewalk areas assigned to the Association, including:

  • The sidewalk along the east side of Golf Course Road
  • The sidewalk along the south side of Ackman Road

These shared maintenance responsibilities help support accessibility, neighborhood appearance, proper drainage, and the overall condition of the community.

What Your Annual Dues Support

Current annual Association dues are $50 per property.

Homeowner assessments help fund the Association’s ongoing responsibilities, including common-area maintenance, landscaping, administrative expenses, insurance, professional services, recordkeeping, communications, and other expenses necessary to properly operate the Association.

The Board works to use Association funds responsibly and to direct homeowner assessments toward the maintenance and obligations that benefit Crystal in the Park Unit 2 community.

What Else the HOA Does

The Association’s responsibilities extend beyond mowing grass and maintaining common areas. The HOA also:

  • Administers the Association’s governing documents and community standards.
  • Maintains homeowner, property, assessment, and Association records.
  • Collects annual assessments and manages Association finances.
  • Coordinates maintenance and service providers when necessary.
  • Communicates neighborhood notices, meetings, and other important information to homeowners.
  • Works with the City of Crystal Lake and other governmental agencies when matters affect Association property or responsibilities.
  • Addresses maintenance, drainage, landscaping, and other issues involving areas under HOA responsibility.
  • Helps protect the overall appearance and character of Crystal in the Park Unit 2 neighborhood.
Responsible Stewardship of Our Neighborhood

The Association exists to serve the collective interests of Unit 2 homeowners. We believe that responsible stewardship means maintaining the areas entrusted to the HOA, managing homeowner funds carefully, communicating openly, and applying Association responsibilities fairly and consistently.

Our commitment is simple: maintain what belongs to the Association, communicate clearly with our homeowners, manage Association resources responsibly, and help preserve the quality and character of Crystal in the Park Unit 2 community.
